Roofing guide
How often should a foam roof be recoated in Phoenix?
Published advice ranges from 5 years to 20. Here is why, and how to judge your own roof.

Published guidance on foam roof recoating ranges widely. A Phoenix foam contractor recommends recoating about every 5 years because of the Valley's UV. National sources tie it to the coating warranty, often 10 to 20 years. Coating type, thickness, and sun exposure decide it. Inspect the coating every year or two and recoat when it thins or cracks.
TL;DR
A foam roof lasts as long as its coating is maintained. Recoat when the coating wears, not on a fixed calendar. In Phoenix sun that tends to be sooner than national guides suggest.
- Durafoam (Phoenix) recommends recoating about every 5 years due to UV
- West Roofing Systems ties recoats to the coating warranty end, 10 to 20 years
- Signs to recoat: chalking, thin spots, cracks, exposed foam, ponding damage
- Recoating on time avoids replacing the foam itself
- Yearly or every-other-year inspection is the safe habit
What the coating does
Spray polyurethane foam is the insulation and the slope. The coating on top is the sunscreen. It blocks UV, sheds water, and takes the foot traffic.
Once the coating thins out, UV reaches the foam. Exposed foam breaks down fast. That is when a cheap recoat turns into an expensive foam repair.
Why the published numbers disagree
Coating types differ. Acrylic, silicone, and urethane coatings wear at different rates. Thickness differs by installer.
And the sun in Phoenix is harsher than in most of the country.
So a Phoenix contractor says 5 years and a national guide says 10 to 20. Both can be right for different roofs. Your roof tells you the real answer.
Signs it is time to recoat
- White or colored chalky residue when you rub the coating
- Thin spots where the foam texture shows through
- Cracks, especially at walls, parapets, and penetrations
- Exposed or pitted foam
- Blisters or bubbles
- Standing water that stays for days after a storm
Recoat or replace the foam?
If the foam is sound and only the coating is worn, recoat. If large areas of foam are exposed, pitted, or wet, those sections need new foam first. The inspection photos make this clear.
What a recoat involves
Inspection with photos of coating condition and thickness
Roof cleaned and prepped
Blisters, cracks, and damaged foam repaired
New coating applied to the right thickness in the right weather
Written 10-year craftsmanship warranty
