Roof inspection: what we check

A 10X Roofing Advantage roof inspection is done on the roof, not from the driveway. The roofer checks tile and underlayment, shingles, flashing at every penetration, valleys and ridges, flat and foam sections, gutters, and fascia. You receive photos, a repair, monitor, or replace call, and a written estimate the same day. Free in the West Valley.

TL;DR

A real inspection means walking the roof and lifting tiles. You should leave with photos, a clear call, and a written number.

  • On the roof, not drone-only or from the ground
  • Tile lifted in several spots to see the underlayment
  • Every penetration, valley, ridge, and edge checked
  • Flat sections checked for coating wear, ponding, and drains
  • You get photos, a repair/monitor/replace call, and a same-day written estimate
  • Free, no obligation, across the West Valley

On a tile roof

  • Cracked, slipped, broken, or missing tiles
  • Underlayment condition under lifted tiles at eaves, valleys, and field
  • Valley metal and debris
  • Ridge and hip caps and their mortar or foam
  • Flashing at pipes, vents, skylights, and walls
  • Bird stops and eave closures

On a shingle roof

  • Lifted, curling, cracked, or missing shingles
  • Granule loss and bald spots
  • Exposed nails and popped fasteners
  • Flashing, pipe boots, and valleys
  • Soft spots in the deck

On a flat or foam roof

  • Coating thickness, chalking, and cracks
  • Exposed or pitted foam
  • Blisters and soft spots
  • Ponding areas
  • Scuppers, drains, and parapet flashing

Roof edges

  • Gutters, downspouts, fascia, and soffit
  • Drip edge and starter course

What you get

  • Photos of every issue, sent to your phone
  • One of three calls: repair, monitor, or replace
  • A written estimate the same day, line by line
  • Documentation you can use for an insurance claim
  • No pressure. Repair, monitor, or replace, whichever the roof needs.

When to book one

  • Before monsoon season (June 15 to September 30)
  • After any big storm or hail
  • When the roof passes 10 to 15 years
  • Before buying or selling a home
  • When you see a stain, a slipped tile, or roof debris in the yard

Questions people ask

Is a roof inspection free?

Yes. 10X Roofing Advantage's on-roof inspection and same-day written estimate are free across the West Valley.

Do you use drones?

We get on the roof. A drone can show missing tiles but cannot show crumbling underlayment or a cracked pipe boot.

How often should a roof be inspected in Arizona?

At 10 to 15 years, then every few years, and after any big storm. Before monsoon season is a good habit.

Will I get a report?

You get photos of every issue, a plain recommendation, and a written estimate the same day.
