Tile roof underlayment replacement, explained
The most common big roofing job in the West Valley, in plain words.

Tile roof underlayment replacement means lifting the tile, removing the worn waterproof layer beneath it, installing new underlayment and flashing, and resetting the same tile. Phoenix heat wears out underlayment in roughly 15 to 25 years while the tile lasts decades longer. It costs less than a new tile roof because your tile is reused.
TL;DR
Your tile is not the waterproof layer. The underlayment under it is, and the heat kills it long before the tile wears out. Replacing the underlayment and reusing your tile makes the roof perform like new.
- Tile sheds water; underlayment stops it
- Local roofers report underlayment life of about 15 to 25 years in Phoenix; tile 40 to 50 years or more
- Leaks in several rooms on an older tile roof usually mean failed underlayment
- The job: lift tile, tear off, new underlayment and flashing, reset tile, replace broken pieces
- Cheaper than new tile because the tile is reused
How a tile roof actually keeps water out
Tile is the armor. It takes the sun and sheds most of the rain. But tile has gaps at every overlap.
Wind-driven rain gets under it.
The underlayment is the layer that stops that water and carries it to the eave. When it is intact, the roof is dry. When it cracks, the roof leaks no matter how good the tile looks.
Why Phoenix underlayment fails early
Heat. The underlayment sits under tile that gets very hot all summer. Over many summers it dries, gets brittle, and cracks, especially at valleys, eaves, and penetrations.
Local roofers commonly report 15 to 20 years (Azul Roofing) or 20 to 25 years (a Phoenix roofer on r/Roofing) for underlayment life here, while tile lasts 40 to 50 years or more (Azul Roofing).
Signs the underlayment is done
- Leaks in more than one room
- Stains that come back after a tile repair
- Crumbling black or brown debris in gutters or at the eave
- A roofer lifts a tile and the underlayment cracks or tears
- Roof age 15 to 25 years with original underlayment
Section or whole roof?
If one slope fails and the rest tests sound, a section replacement can make sense. If the roof is past 20 years and leaks are spreading, the whole roof is usually the honest answer. Doing it in pieces over several years often costs more in total.
What drives the cost
Roof size, pitch, how many tiles are broken, the underlayment product chosen, and deck repairs. Simply Roofing's Phoenix guide lists tile underlayment replacement with concrete tile reused at about $4 to $7 per square foot. That is a third-party figure.
