Two kinds of Surprise roofs, two reasons to look
Most Surprise roofs are young. The median home was built in 2005 and more than half the city went up between 2000 and 2009. On those roofs an inspection is about storm damage and flashing, not age.
Sun City Grand and Arizona Traditions are the exception. Sun City Grand's 9,800 homes were built from 1996 to 2005 and Arizona Traditions from 1997. Their oldest underlayment is now at the age where roofers in the Valley commonly see it fail.
Surprise also sits under master and sub HOAs almost everywhere. An inspection gives you a written description of what is wrong before you answer an HOA letter or pick a repair.
When Surprise homeowners book an inspection
